These Terms of Service (“Terms”) govern your use of buenomobiles.com and any related forms, chat tools, emails, calls, and text messages (collectively, the “Services”) provided by On Purpose Enterprises Inc, doing business as Bueno Mobiles (“Bueno Mobiles,” “we,” “us,” or “our”).

Please read these Terms carefully. By using the Services you agree to be bound by them. If you do not agree, do not use the Services.

1. Who We Are and What We Do

Bueno Mobiles helps people buy and sell manufactured homes in California. Joe Bueno is the principal of the business, a licensed California real estate professional, and an approved retailer for 21st Mortgage Corporation. Through the Services we may:

  • Make cash offers on manufactured homes from sellers.
  • List and market manufactured homes for sale.
  • Refer qualified buyers to 21st Mortgage Corporation for financing.
  • Schedule walkthroughs, calls, and follow-ups, including appointment reminders.

We are not a lender. Bueno Mobiles does not originate, fund, or service loans. Any financing offered to you comes from 21st Mortgage Corporation or another third-party lender, on their own terms, subject to credit approval and their own disclosures and agreements.

2. Eligibility

You must be at least 18 years old and able to enter into a binding contract to use the Services. By using the Services you represent that you meet these requirements and that the information you provide is truthful and accurate.

3. Inquiries, Offers, and Listings

Submitting a form, chat message, or other inquiry creates no obligation for you to sell, list, or purchase a home, and creates no obligation for Bueno Mobiles to make an offer, accept an offer, or transact with you. Any actual purchase, sale, listing, or representation relationship will be governed by a separate written agreement signed by both parties.

Information about homes shown on the site, including price, photos, square footage, lot size, year, and community details, is gathered from sources we believe to be reliable but is not guaranteed. Listings are subject to prior sale, change, withdrawal, or error. Nothing on this site is an offer to sell or solicitation to buy where prohibited by law.

4. Financing Disclosure

When you ask us about financing, we may refer you to 21st Mortgage Corporation. Approval, interest rate, term, fees, down payment, and any other loan term are determined solely by 21st Mortgage and are subject to their underwriting and disclosures. Bueno Mobiles makes no promise or guarantee that financing will be approved, that any particular rate or payment will be available, or that any specific home will qualify for financing.

5. Communications and SMS Consent

When you provide your phone number, you agree we may contact you by phone call, text message, or both about your inquiry, including via automated technology. Consent is not a condition of any purchase or sale. Standard message and data rates from your wireless carrier may apply, and message frequency varies based on your conversation with us.

You can stop SMS messages at any time by replying STOP to any text from us, or by contacting us using the information in section 14. Carriers are not liable for delayed or undelivered messages. The Services support major U.S. carriers including AT&T, T-Mobile, and Verizon.

6. Acceptable Use

You agree not to:

  • Submit false, misleading, or fraudulent information through any form or channel.
  • Use the site to harass, threaten, or harm anyone, or to send unlawful, abusive, or spam content.
  • Scrape, copy, or systematically download any part of the site, listing data, or imagery without our written permission.
  • Attempt to access non-public areas of the site, interfere with site security, probe for vulnerabilities, or introduce malware.
  • Use the Services to compete with us or to build a competing product or database.

7. Intellectual Property

All content on the site, including the Bueno Mobiles name, logo, copy, photos, layout, and code, is owned by Bueno Mobiles or its licensors and is protected by U.S. copyright, trademark, and other laws. You may view and print pages for your personal, non-commercial use to evaluate our services. Any other use, copying, modification, redistribution, or public display requires our prior written consent.

If you submit photos, video, or other content to us (for example, of a home you want to sell), you grant Bueno Mobiles a non-exclusive, worldwide, royalty-free license to use that content for the purpose of evaluating, marketing, and selling the home, including in listings, ads, and social posts. You represent that you own or have permission to share anything you send us.

8. Third-Party Services and Links

The Services rely on or link to third parties, including LeadConnector / HighLevel for forms and chat, 21st Mortgage Corporation for financing, and various analytics, mapping, and listing partners. We do not control those services, do not endorse their content, and are not responsible for their availability, terms, privacy practices, or any loss or damage that arises from using them. Your use of any third-party service is governed by that party's terms.

9. Disclaimers

The Services are provided on an “as is” and “as available” basis. To the fullest extent allowed by law, Bueno Mobiles disclaims all warranties of any kind, whether express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, title, and non-infringement. We do not warrant that the Services will be uninterrupted, secure, error-free, or that any information shown is current.

Nothing on this site is legal, financial, tax, or investment advice. You should consult your own qualified professionals before making any decision involving real estate, financing, or taxes.

10. Limitation of Liability

To the fullest extent allowed by law, Bueno Mobiles, its owners, officers, employees, and contractors are not liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, including loss of profits, goodwill, data, or opportunity, that arise out of or relate to your use of the Services, even if we have been advised of the possibility of those damages. Our total liability for any claim arising out of or relating to the Services is capped at the greater of $100 USD or the amount you paid us in the twelve months before the event giving rise to the claim. Some jurisdictions do not allow these limitations, so they may not apply to you in full.

11. Indemnification

You agree to defend, indemnify, and hold Bueno Mobiles, its owners, officers, employees, and contractors harmless from any claim, loss, liability, or expense (including reasonable attorneys' fees) that arises out of your misuse of the Services, your violation of these Terms, your violation of any applicable law, or your violation of any third-party right.

12. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Any dispute arising out of or relating to these Terms or the Services that the parties cannot resolve in good faith will be resolved exclusively in the state or federal courts located in California, and you and Bueno Mobiles consent to the personal jurisdiction of those courts. To the fullest extent permitted by law, you and Bueno Mobiles each waive any right to a jury trial and any right to participate in a class action.

13. Changes, Suspension, and Termination

We may change, suspend, or end any part of the Services at any time, and we may update these Terms by posting a revised version on this page and updating the “Last Updated” date. Material changes will be highlighted on the site. Continued use of the Services after changes take effect means you accept the new Terms. We may also suspend or terminate your access to the Services at any time, with or without notice, if we believe you have violated these Terms or are misusing the Services.
